Emergency Repairs 

Your safety and the integrity of your property are our top priorities. If you encounter a situation that requires general repairs, please text or email your Property Manager in writing or use our Maintenance Portal above. However, if the issue poses a risk of injury to the tenant or could cause damage to the property, it may be classified as an ’emergency repair’.

In such cases, it is crucial to contact your Property Manager or our Office immediately, even if it is after hours, on a weekend, or during a public holiday.

Examples of Emergency Repairs Include (but are not limited to): 

  •  Broken or burst water pipes
  • Blocked or broken toilet (if no second toilet is available)
  • Serious roof leaks
  • Gas leaks
  • Dangerous electrical faults (eg loose power points or exposed live wires)
  • Flooding or rainwater inundation
  • Severe storm or impact damage (eg a vehicle collision with the property)
  • Failure or breakdown of essential services such as gas, electricity, or water
  • Malfunction of vital appliances for water heating or cooking.

If the work required is not an emergency, and you do not have prior approval to complete this work, you may be liable to pay the invoice.
